Home improvements 'can add property value' July 29, 2010
Television presenter Phil Spencer has shared his top tips on how to use DIY to add value to a house.
Spencer told the Daily Telegraph that in today's uncertain housing market, homeowners will have to take "active steps" to increase the value of their house if they want to move up the property ladder.
He advised Britons to build a loft conversion, which is "the easiest way to get an extra bedroom and bathroom" and adds an average of 12.5 per cent to a selling price.
Small alterations can also make a difference to a property's selling potential, according to Spencer.
To make a house more attractive to a buyer, he recommended changing the things that will form a viewer's first impression.
For example, homeowners should paint the front of their house and hang mirrors in the hall to make it appear bigger.
Halifax's Home Improvement Survey recently revealed that homeowners have spent an average of £6,362 on DIY in the last 12 months, an increase of £1,000 on last year.
